Surplus Funds Recovery
When a property sells at a foreclosure or tax auction for more than the owner owed, there's often money left over. It's called surplus, and in most cases it belongs to the former owner or their heirs, not the county. We help you find out if you're owed that money and claim it, with no upfront cost.
What are surplus funds?
When a home is sold at a foreclosure auction or a tax sale, it sometimes sells for more than the total debt owed on it, like the mortgage balance, back taxes, and fees. That extra money is called surplus funds. You might also hear it called "excess proceeds" or "overage."
By law in most places, that surplus doesn't belong to the lender or the county. It belongs to the person who lost the property, or to their heirs. Here's the catch: counties rarely go out of their way to find you, the claim process can get confusing, and there are deadlines. Every year, money goes unclaimed simply because people don't know it's sitting there.
A free review tells you, in plain terms, whether there's money waiting in your name and what it's worth, before you decide to do anything.
Our process
No guesswork on your end. We handle the research, the paperwork, and the follow-up, and we keep you in the loop at every step.
Tell us about the property. We search public records and tell you whether surplus funds exist and what they're worth, at no cost and with no obligation.
If you're owed money, we confirm your right to claim it, gather the needed documentation, and prepare the filing accurately.
We file with the county or court and handle the whole process for you, including follow-ups, document requests, and any hearings that come up.
Once the claim is approved, the funds are released to you. Our fee comes out of what we recover, never before.
Why work with us
Recovering surplus funds shouldn't feel risky or opaque. Here's how we keep it honest.
You never pay out of pocket to start. There's no cost for the review, and nothing due unless we actually recover your funds.
We only get paid if you do. Our fee is a percentage of what we recover, and we agree on it with you in writing before any work starts.
We confirm the funds actually exist in the public record, and tell you what they're worth, before you ever sign anything.
The fee and the terms are clear and in writing before we begin. No hidden costs, no surprises later.
We only use your details to research and pursue your claim. We don't sell your information or share it beyond what your claim requires.
Your claim is reviewed and supported by qualified attorneys, so the filing is handled correctly and your interests are protected at every step.
In their words
A few notes from those we've helped recover what was owed to them.
I didn't realize the county was holding money from my old property until the letter arrived. Pamela explained each step clearly and handled the entire filing for me. The funds reached me a few months later.
After my father passed, we learned his home had sold for more than he owed, and we had no idea how to claim it. The team managed the paperwork and the county correspondence from start to finish, and kept us informed the whole way.
There was no cost to begin, and they were clear that they are paid only if the claim succeeds. That transparency made a stressful situation much easier to navigate.
“I review every claim personally, and I'll always tell you exactly where things stand.”
Meet your point of contact
I started this work because too many families lose their homes and never learn that money was left waiting for them afterward. The claim process is confusing by design, and the deadlines are easy to miss. My job is to make it simple: I personally review every claim, explain exactly where you stand, and handle the parts that feel overwhelming.
You'll always know who you're talking to. There's no pressure and no cost to find out whether you're owed money, and if you are, I'll walk you through the whole process until that money is in your hands.
Questions & answers
If your question isn't here, call 833-362-5246. We're always glad to talk it through.
It's a fair question, and you should be cautious. Surplus funds are real and governed by public law, but this space does attract bad actors. We never ask for money up front, we put our fee and terms in writing before you commit, and we encourage you to verify anything we tell you with the county yourself. You can also confirm with the county that the surplus funds exist before you sign anything.
On contingency. We're paid a percentage of the funds we successfully recover for you, and if we don't recover anything, you owe us nothing. There's no flat price because the work isn't flat. The fee depends on how complex your case is, like the type of sale, how clear the ownership or heirship is, and what the county or court requires. We quote you the exact figure during your free review and put it in writing before any work begins, so there are no surprises.
There's no upfront cost, and no cost for the claim review. We cover the work and the standard legwork to pursue your claim. Our fee is taken only from the funds we recover, so the money that pays us comes out of money you wouldn't have had otherwise.
It depends on how complex your case is. Every claim is a little different, so we don't pretend there's one number that fits all of them. Simpler claims cost less. Ones that involve heirship, multiple parties, or a contested filing take more work. Either way, you'll hear the exact figure during your free review and see it spelled out in your written agreement, so you know exactly what you'll keep before you agree to anything.
It depends on the county or court, how complete the paperwork is, and whether a hearing is required, so timelines really do vary. Some claims wrap up in a couple of months, and others take longer. We'll give you a realistic estimate for your situation and keep you posted as things move. We can't guarantee a timeline, and we won't pretend to.
Usually a government-issued photo ID and something that connects you to the property or the prior owner, like proof of ownership, or proof of heirship if you're a family member. Every county is a little different, so once we review your claim, we'll give you a short, specific list. That way you're not chasing paperwork you don't actually need.
That's a good sign. It usually means funds have already been identified in your name. You may be able to claim them yourself directly with the county, and you're always free to do that. But if the process feels confusing, you're worried about deadlines, or the claim is contested, we can take it off your plate. Either way, we're happy to walk you through your options.
